Geometry Errors

Area calculations can be wrong when soil, land use, or parcel geometry is not drawn correctly. When doing a batch assessment each parcel is checked to compare the acreage of the parcel feature to the sum of all soil/land use areas contained in the parcel boundary. A large difference here is usually an indication of some type of drawing error. Parcels with a difference larger than the fraction specified here are listed in an error report.

Errors even as high as 5% can have very little effect on the total assessed value of a parcel since all soil/land use areas are automatically adjusted to add up to exactly the total acreage of the parcel (or deed acreage when given). So the effect is similar to the assessing the error portion at the average rate for the parcel.

Common geometry errors include

Duplicate or overlapping land use areas

Duplicate or overlapping soil areas

Gaps between adjacent soil or land use areas

Missing soil or land use areas

Unusually complex soil, land use, or parcel polygons can also cause miscalculations.
